1. In a large bowl, mix together coffee and hot cocoa mix until combined. Heat milk on stove or in microwave until hot, but not simmering. Foam milk with milk foamer or beat with a whisk until foamy. Pour into coffee/hot cocoa mixture. Stir in peppermint extract and garnish with whipped cream and chocolate chips.

Note: Peppermint extract is VERY strong, so do not go overboard.
